HOME has 3 distinct sections:
East Wing: 1 ½ storey with solid limestone walls and foundation on solid bedrock floor, with wood roof rafters. Built approx. 1840-1865, exact year unknown. Totally renovated, including wiring and plumbing, in 1999.
Middle Wing: All wood frame, built approx. 1985. Kitchen part on original stone foundation on solid bedrock floor, and Family Room part on pressure treated wood foundation. All renovated, including wiring and plumbing, and all new windows in 1999. Exterior board and batten siding.
West Wing: 1 ½ storey addition built in 1999 on new poured concrete floor. Attic space is rough plumbed for addition of bathroom and bedroom for potential future expansion. Mudroom addition to West Wing Lower Level entrance: One storey, part wood frame, part pressure-treated wood (underground level) on poured concrete floor/2008.
Heating: High efficiency forced-air oil-fired furnace installed in 1999. Also oil-fired hot water heater and oil tank in Lower Level installed in 1999. Supplemental heating with Vermont Castings woodstove in Kitchen installed in 1999. BIS Heatilator wood fireplace installed in Living Room in 1999.

OUTBUILDINGS
Barn: Original Post & Beam barn dating to circa 1885. A large part is built on solid stone foundation, built into natural solid bedrock land bank (on three sides). Board & batten siding, steel sheet roofing on wood rafters. Smaller Wing is attached, set on stones and beams on the ground.
A complete renovation was done, keeping in mind to retain as much as possible the features and character of this building.
- All stone (approx. 120 linear feet) was dug down to base of bedrock and re-pointed entire interior surface. Exterior was dug down to frost line and re-pointed.
- Entire floor area was excavated and removed down to the bedrock (from 8” to 6’ in depth). The entire interior floor surface was filled with 4” clear quarried stone, then 2” stone, thereafter stall areas topped with stone dust and stable mat honeycomb drainable flooring. The alley between the stalls is topped with brick-looking template poured concrete in the Main Barn, and with paver stones in the Barn Wing.
- The entire interior floor surface of the Barn and the entire exterior perimeter of the Main Barn, plus the fenced Barn Yard is tile drained with 4” big O piping. This has totally eliminated a seeping ground water issues which was obvious when current owners took possession – this was done before commencing repairs to the Barn. This work was completed entirely in 2008, and there have been no water issues since.
- Grounded lightning rod installed/2007.
- Area Behind Barn/Paddocks Re-graded.
- Gangway Installed & Reinforced.
- Separate Laneway to Barn Installed away from Home, to provide for future boarding of horses.
Barn Interior:
- The Main Barn has 9 horse stalls, a Wash Bay with hot & cold water, and a secure Feed Room with slop sink. The Barn Wing has 3 horse stalls. All 12 stalls are serviced with running water to automatic watering bowls.
- Stalls are all custom fabricated, solid steel frame walls and sliding doors, and walled with 2” thick hemlock wood. Support posts and beams are all installed hemlock and doubled from original structure. The ceiling of Main Barn is insulated, vapour barriered, and covered with white sheet metal.
- Large loft area over both Barn sections accommodates substantial hay and supplies. New large sliding doors installed on North side of upper bank of Main Barn provides drive-in capability to the loft, and this section can accommodate farm machinery/small tractor.
- South side of Barn (facing fenced barn yard ) has installed wood walls inside and out, and has been insulated. All wood walls of Barn, Tack Room and Tool/Utility room between the 2 Barn Wings are insulated. Tack and Tool/Utility Rooms have newly poured concrete floors, and are heated.
- Tack Room features Washing Area with Sink, Washer & Dryer (Included).
- 2 pc Bath Roughed in, ready for Composting Toilet.
Electrical: All electrical in Barn is new since 2007, some 2009, some 2010 (no Hydro prior to this). An underground service was brought to the Barn from the hydro pole on the property, a 125 Amp service is installed with ESA inspection certificate, with 100 Amp main service breaker installed. A pony panel for emergency generator hook-up is installed, with exterior plug for connection to a gas-powered generator. Lighting and switches in Barn are all safety rated. Two 210 V outlets have been installed, one in Main Barn, one in Barn Wing.
Water: A separate well was drilled for the Barn, adjacent to East side of Barn. Equipment and piping was installed inside and outside of the well, including pump and pressure tank, heater cable was installed in underground supply line from well to utility room to ensure it does not freeze.
Tack Room: All 4 paddocks were newly fenced, with cedar original patent style fencing in 2008.
Outdoor Riding Arena: Approx. 90’ x 120’ rectangular sand Riding Ring Arena, fenced with cedar rail fencing, was installed in 2008, with various materials used in build-up to provide for proper drainage. Water has never been a problem, as the sub-surface drains as designed and even after a heavy rain, there is no lingering surface water. Sand surface provides excellent footing for horses.
Additional Outbuildings:
- A Log Settler’s Cabin on property, built approx. 1821, with Woodstove, spacious Loft, pine tongue & groove ceiling. Used as a sleeping cabin year-round. Electric lighting only, no plumbing or other heating.
- Hay Shed is adjacent to all 4 paddocks for storage of hay.
- Chicken House with connected, adjacent run, enclosed with outdoor wire.
- Detached Double Car Garage & Storage Area can accommodate 2 medium-sized vehicles.
